A Public Improvement Fee (PIF) is a fee that developers may require their tenants to collect on sales transactions to pay for on-site improvements. The PIF is a fee and NOT a tax; therefore, it becomes a part of the overall cost of the sale/service and is subject to sales tax.
Examples of these improvements include curbs and sidewalks, parking facilities, storm management system (including snow removal), sanitary sewer systems, road development (within the site), and outdoor public plazas.

Self Parking is available outside each lodge and is included in the Resort Fee.
Cheyenne Mountain Resort is just a 20-minute drive from the Colorado Springs Airport, offering 120 daily flights from 10 commercial airlines. The property is approximately an hour's drive from Denver and Denver International Airport.

Cheyenne Mountain Resort is a non-smoking facility. Smoking of any kind is prohibited in guest rooms and balconies. Cleaning fees starting at $250 may be applied. Smoking is permitted in designated areas only.
Take your furry friend to one of just a few dog-friendly hotels in Colorado Springs. When you join Cheyenne’s Bed & Biscuit Club, owners will receive information highlighting area dog services, including veterinarians, pet shops and groomers, as well as insider tips for dog walking routes, dog parks, dog-friendly cafes and much more when they check in with their favorite pooch.
The following guidelines were created to ensure that everyone's visit is enjoyable:
Room rates are subject to a 10.20% tax and 2.95% public improvement fee. An additional Resort Fee of $35 (plus tax) per room will be charged. The following amenities are included as part of the resort fee: parking (self or valet), fitness classes, outdoor tennis, boating(seasonal), wireless internet access in guestrooms and public areas, 800 and Local call access, and in room coffee and tea, fitness center and aquatics access and parking.
Check in time is 4:00 pm. Check out time is 12:00 pm noon. Guests must be over the age of 21 to check in.
A first night's room and tax deposit is required at time of booking.
At the time of check in we authorize the full amount of your stay plus $50 per day for incidentals. With a debit card, this transaction shows up immediately on your account and these funds will not be available for your use for up to ten business days.
Rollaway charge is $30 per night and is only available in King Rooms.
Cheyenne Mountain Resort charges a mandatory handling fee of $10.00 per box for both incoming and outgoing packages. This fee is in addition to actual shipping costs.
